Potential Brewery Taproom / Small-Bar / Bottle Shop

Local Drinks Collective are selling their bottle shop and small bar at 300 Illawarra Road in Marrickville by expression of interest.

The site is currently configured as a bottle shop on the ground floor and a small bar on the first floor (50-person capacity) but has just had planning approval for expansion of the small bar to the ground floor which would significantly expand the capacity of the venue to 80 patrons.

The site would suit either an owner-operator who wishes to continue the operation in its current format or potentially an interstate brewery looking for a turn-key hospitality site in Inner-West Sydney. The site is located on a popular retail and restaurant strip in the heart of Marrickville that is currently the focus of a major push from Inner-West Council to develop the area as an entertainment hub.

With five hospitality operations in Sydney, we feel that we are overweight in hospitality in our local area and that the bo5le shop does not fit with our wholesale model. We have decided to sell the operation as a going concern in order to focus on our strategic expansion.

Although the approval of the site for more capacity is an attractive option, we have decided to invest on expanding our hospitality footprint outside of our Inner-West backyard.

The operation was inherited as part of the Batch acquisition of Bucket Boys some two years ago and has recently been renovated with a completely new fit-out upstairs. The site is fully operational, fully licensed and ready for a new owner to make it their own. The operation continues to trade while we seek the right buyer to take over, rebrand and relaunch the business.

The business includes an online shop with substantial customer base (ex Bucket Boys) which can be transferred and rebranded to the new owner.
